Reframing Access in the Historic Greenwood District
What if a building could rotate toward the community—literally?
Located in Tulsa’s historic Greenwood District, the project reimagines how private development can actively serve public life. Designed with a civic mindset, the concept integrates community-facing programming at every level: from incubator retail and cultural venues at the ground floor to a public green roof plaza for events, gathering, and leisure.
The massing strategy rotates and shifts building volumes in response to the site—opening views to the OK One baseball field on the east and framing panoramic city vistas from the upper floors. Transparency across the façades reinforces openness, while layered geometries create visual rhythm and movement across the structure.
This is more than a mixed-use development—it’s a spatial gesture toward accessibility, memory, and local investment. A building that doesn’t just sit on the site—but leans into it.
